REMEMBER THOSE CRAZY
SPAM CALLERS!?

When you applied for a mortgage, did your phone blow up with a gazillion unwanted spam calls? It was miserable! Even if you were on the Do Not Call list, they just kept coming, day and night. These calls were triggered by your credit inquiry, and suddenly, every lender in the country seemed to have your number.
WE HAVE THE BEST NEWS EVER... those calls will soon be ILLEGAL!
President Donald Trump has officially signed the Homebuyers Privacy Protection Act, putting a nationwide ban on trigger leads: the practice that allowed companies to buy your data and bombard you with offers the moment you applied for a mortgage.
Starting March 5, 2026, trigger leads will be banned, except in a few very limited situations:
-
The consumer explicitly consents
-
The third party originated the current mortgage loan
-
The third party is the servicer of the current mortgage loan
-
The third party is the bank or credit union the consumer already uses
This law is a huge win for consumer privacy and for anyone who’s ever felt overwhelmed by unsolicited calls during the homebuying process. It’s the result of years of advocacy and bipartisan support — and it’s finally happening!
So next time you apply for a mortgage, you can breathe easier knowing your phone won’t be ringing off the hook.
Tips to Avoid Spam Calls
-
Register with the National Do Not Call List
Visit donotcall.gov to add your number. It won’t stop all calls, but it helps reduce legitimate telemarketing. -
Use Call Blocking Apps
Apps like Hiya, Truecaller, and RoboKiller can identify and block spam calls automatically. -
Don’t Answer Unknown Numbers
If you don’t recognize the number, let it go to voicemail. Scammers often stop calling if they don’t get a response. -
Avoid Giving Out Your Number Online
Be cautious when filling out forms online. Use privacy-focused services or temporary numbers when possible. -
Report Spam Calls
You can report unwanted calls to the FTC at reportfraud.ftc.gov. Every report helps build the case against bad actors.
